Does the Coase theorem hold in real markets? An application to the negotiations between waterworks and farmers in Denmark

► We investigate negotiations of cultivation agreements between waterworks and farmers. ► We find that the Coase theorem is not robust to violations of its assumptions. ► Asymmetric information and strategic behaviour implies drawn-out negotiations. ► Standard contracts schemes reduce transaction cost.
