Abstract
⺠A rail upgrade leads to property value uplift in areas serviced by a station. ⺠Value uplift is generally maximised close, but not adjacent, to a station. ⺠Diminution in value uplift close to a station reflects negative amenity factors. ⺠Urban redevelopment near the station can offset this value diminution. ⺠These aspects are demonstrated using an upgrade to the Auckland rail network.
