Abstract
The authors have focused on the second home phenomenon that is developing in the most attractive areas. It irretrievably distorts the quality of space with numerous consequences for the local settlements. The analyses has shown that the Croatian urban planning documents (as regulatory mechanisms) neither sufficiently recognize nor do they control the development of second home and its huge influence on sustainable development. Consequently we have identified many ecological as well as social problems in the coastal settlements: inadequate planning of infrastructure and facilities, illegal and substandard building, aesthetically questionable constructions and divided communities.
