Abstract
⺠Residents of American suburbs have, by and large, aged in place. ⺠Structural phenomena help us to predict community age distribution over time. ⺠School districts with more elderly tend to support schools at a lower financial level. ⺠Intergenerational conflict increases when old and young residents are different races.
