Spatial and hedonic analysis of housing prices in Shanghai

- 12, 732 valid house property information was collected with web crawler in Shanghai.
- Strong spatial auto-correlation exists in housing price with Moran's I of 0.92.
- OLS and GWR can explain 70% and 83% of the variation of housing price in Shanghai.
- Structural, neighborhood and accessibility attributes contribute to housing prices.
- Spatial and hedonic analysis of housing prices is significant to urban planning.
